NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that the Truckee Planning Commission will hold a public hearing on the date and time indicated below to receive and consider the statements of all persons who wish to be heard relative to this application. MEETING DATE / TIME: Tuesday June 16, 2020 (4:00 PM) (continued from May 19, 2020) MEETING LOCATION: Virtual Hearing, Truckee, California OWNER/APPLICANT: Chris Pixton APPLICATION #: 2020-00000020/HDR-APL PROJECT NAME: Pixton Residence Siding and Window Replacement Appeal PROJECT LOCATION: 10088 Perkins Street (APN 019-104-015) ZONING DISTRICT: DRM-14 (Downtown Medium Density Residential) GENERAL PLAN LAND USE DESIGNATION: Downtown Specific Plan Area PROJECT DESCRIPTION: The appellants are appealing the Community Development Director's denial of a portion of the Pixton Residence Siding and Window Replacement Historic Design Review. The appellants are specifically appealing the denial of the issuance of a Certificate of Appropriateness for the replacement of 11 previously-existing windows with after-the fact vinyl window. PLANNING COMMISSION DIRECTION: The Planning Commission reviewed the appeal at its May 19, 2020 hearing and provided direction to staff to return to the Planning Commission with the following action: 1. Overturn the decision of the Community Development Director on the Pixton Residence Exterior Modifications; 2. Grant the appeal of the Community Development Director's decision to deny the issuance of the Certificate of Appropriateness on the basis that the required findings to approve the project cannot be made; 3. Approve the after-the-fact window replacement component of the Pixton Residence Exterior Modifications Project, subject to the recommended conditions of approval and based on the recommended findings; and 4. Determine that project exempt from further from environmental review pursuant to Section 15061(b)(3) of the California Environmental Quality Act. The Planning Commission included direction to require the appellant to investigate the historical window patterns of the front elevation and replace the two windows on the front elevation with more historically appropriate wood windows. This project is being re-noticed to accurately reflect the Planning Commission's action and appropriate environmental review. Virtual Hearing: As permitted by Executive Order N-29-20, proclaiming a State of Emergency in the State of California, the Town of Truckee Planning Commission meeting room will not be accessible to the public.
