NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that the Planning Commission will hold a public hearing on the date and time indicated below to receive and consider the statements of all persons who wish to be heard relative to this application. MEETING DATE / TIME: Tuesday June 16, 2020 (4:00 PM) MEETING LOCATION: Virtual Hearing, Truckee, California PROJECT NAME: Pioneer Industrial Park APPLICATION #: 2019-00000143/ZC-MUP-PD-AMD-SP PROJECT LOCATION: 11211 Trails End Road (APN 019-920-010) OWNER/APPLICANT: John Black, Marion Avenue Properties, LLC PROJECT DESCRIPTION: The Planning Division has received an application to construct 4,101 s.f. of industrial space within two buildings with two residential units located at 11022 Trails End Road (APN 019-920-010). The applicant is proposing two buildings, one two-story building with 3,409 s.f. for two industrial tenants and two two-bedroom (1,030 s.f. and 814 s.f.) residential units on the second floor and one one-story 692 s.f. industrial building. The project also includes 11 parking spaces and a fenced 1,228 s.f. outdoor storage area. The project is proposed to be served by public sewer and water. The following land use permits are requested: 1) Zoning Clearance for manufacturing uses and multi-family residential dwellings in a commercial/industrial project within the M (Manufacturing) zoning district and less than 7,500 s.f. of gross floor area with less than 26,000 s.f. of site disturbance; 2) Planned Development for deviations in the Development Code Standards, including height, parking and fence standards within the Scenic Corridor, and parking lot perimeter landscaping; 3) Project Amendment for the previously approved Pioneer Commerce Center Phase III Planned Development for changes to the Scenic Corridor Standards; 3) Minor Use Permit for fence, trash enclosure, and roof eave encroachments into existing easements; and 4) Sign Plan for a ground mounted sign. Environmental Status: Staff has determined the project to be exempt from further environmental review pursuant to Section 15061(b)(3) of the California Environmental Quality Act. Virtual Hearing: As permitted by Executive Order N-29-20, proclaiming a State of Emergency in the State of California, the Town of Truckee Planning Commission meeting room will not be accessible to the public.
